Policies:

All major credit cards accepted.  Personal & business checks accepted no less than 10 business days prior to check in.

Deposit of 50% of gross rental required to hold reservation.  Final payment and security deposit of $500 required at check in.  Security deposit will be returned within 10 business days unless withheld according to policy.

Santa Barbara County has recently implemented a 10% transient occupancy tax (TOT) on all rentals of 30 days or less.  We have no choice but to pass this tax on to our renters.

Cancellation Policy:  If the reservation is cancelled 90 days or more prior to the term commencement date as described in paragraph 3, there will be a refund of all monies paid less a $100 handling fee.  If the cancellation is made 89 days or less prior to the term commencement date and the OWNER is able to re-rent the unit, only the portion of the term that is re-rented at the tenant’s rental rate will be refunded at the tenant’s rental rate.  Only if the premises are re-rented for the entire reserved term and at the tenant’s rental rate will all monies paid by the tenant be refunded less a $100 handling fee (note: security deposit refund limited to conditions set forth in section 5 of rental agreement).  If the cancellation is made 89 days or less prior to the arrival date and the unit is not re-rented, all monies received will be forfeited and not refunded.  A no show (failure to notify of cancellation by term commencement date and time) results in forfeiture of all monies paid.  If cancellation is due to the non-availability of the premises, all fees will be refunded plus $100 for inconvenience.
